2005 · The Beginning
Experience Started With the Property Itself.
Before there was a broader operating platform, there was the fundamental work of real estate investing: understanding a property, recognizing where value could be created and taking responsibility for what happened after acquisition.
Real estate investing for Michael and David Ligon began in 2005. The early foundation was practical rather than theoretical — properties had to be evaluated, improvements had to make sense and investment decisions ultimately had to work in the real world.
That property-level experience became important as the investment activity expanded. Renovation teaches different lessons than acquisition. Ownership teaches different lessons than renovation. Operating rental property adds another perspective entirely.
Over time, those functions became increasingly connected. The question was no longer simply whether a property could be purchased. It became what the property could become, how it should be improved, whether it should be retained and how it should be operated according to the investment strategy.
